1. Report to the Regional Operation Director, and be responsible for the implementation of the company's policies and decisions;
2. Organize, implement, supervise and control the daily management and operation of the project, and achieve the management objectives issued by the company and the service contents promised in the entrusted management contract;
3. Keep a good working relationship with the management department directly under Party A, customer representatives (head nurses of each ward, etc.), implement Party A's major decisions, and regularly report to Party A and the regional operation director;
4. Be responsible for implementing supervision, prevention and correction measures for the discovered or potential unqualified services in the project;
5. According to the survey report and service contract, be responsible for the establishment and staffing of the project management organization;
6. According to the company's personnel policy, be responsible for the employment, rewards and punishments, evaluation of the project management personnel, and approval of the employment suggestions of each department, and have the leading right to propose the appointment and removal of management posts at all levels in the project;
7. Supervise the labor relations management of project employees, control and handle labor disputes;
8. Supervise the implementation of annual work plans and training plans of each department;
9. Be responsible for the construction of the staff team and the improvement of the overall quality, properly handle the staff distribution and welfare treatment according to the financial budget and personnel policies, and fully mobilize the enthusiasm and subjective initiative of all staff.
10. Prepare and review the financial statements and annual financial budget of each department of the project;
11. Be responsible for managing the petty cash and special cost borrowing of the project;
12. Approve the material purchase report and cash expense reimbursement report within the budget plan of each subordinate department;
13. Supervise the daily management of the material warehouse, fixed assets and low value consumables within the project;
14. Be responsible for the collection of project service fees;
15. Be responsible for the renewal of the project service contract, increase of service fees and other changes; After being authorized by the regional director/regional general manager, be responsible for the change of new service items outside the contract and cost change;
16. Be responsible for supervising the file management of the project;
17. Protect the security of the company's relevant confidential information
18. Be responsible for completing other tasks assigned by the company and the regional operation director
Basic requirements:
1. 30~50 years old, in good health;
2. College degree or above;
3. Those who have been engaged in property management, hotel management and other on-site management work for more than three years and hold the job certificate of property management manager are preferred;
4. Strong planning, organization, leadership, coordination, communication and control capabilities;
5. Strong ability of language expression, writing and processing, proficient in office automation and other office software.
